Dunkin' Greenwood Lake

One lot, one road, one drive-thru that had to work. Dunkin' needed a ground-up store on a tight, high-visibility parcel on a main road in Greenwood Lake, with a full drive-thru lane fit into a site that left almost no margin for one.

The building and the drive-thru lane were planned together from the first site plan. The lane wraps close along the property line, clear of customer parking and the front entrance, with the menu board and canopy set to the grade break on that side of the lot. Stacked stone at the base and orange trim under the roofline carry the brand without crowding the site.

Inside, the counter, kitchen, and a full espresso and cold brew bar sit behind digital menu boards, finished in the dark ceiling and warm tile used across Dunkin' builds. Every utility tie-in, grading line, and curb cut was coordinated against the drive-thru lane before the foundation went in, so cars, customers, and staff move through the same tight site without crossing paths.
